The Monopoly auction rule nobody plays
If you land on a property and do not buy it, the printed rules say it goes to auction. Why that rule matters more than any other.
Play KirayaThe rule as printed
When you land on an unowned property you may buy it at the printed price. If you decline, the banker immediately auctions it to the highest bidder, and every player can bid, including you. Bidding can start at any amount, so a property can sell for far less than its price, or more. Most groups skip this entirely and leave the property unsold.
Why skipping it breaks the game
Without auctions, passing on a property costs nothing, so players only buy what they can comfortably afford and much of the board stays with the bank. Sets take far longer to assemble, money stays in hands, and the game stalls. With auctions, nearly every property is sold on the first lap, sets form sooner, and the game moves to the part where people trade and build.
How to bid well
- Decide your ceiling before the bidding starts, based on what the property does for your sets, not its printed price.
- Bid on a property you do not want if someone else needs it for a set; making them pay properly is a real tactic.
- Never win an auction that leaves you unable to pay the next rent on the expensive side of the board.
- A cheap deed in nobody's colour group is worth a cheap bid, not a fight.
Auctions in Kiraya
Kiraya plays the printed rule by default. Pass on a property and it is auctioned to the whole table, with a 15-second clock for each bidder, a minimum raise of ⬡ 10, quick-raise buttons and the property's rent ladder shown while you decide. Only the winner pays. The host can switch auctions off for a gentler game.
Questions

Yes. The printed rules say a property a player declines to buy is auctioned by the banker to the highest bidder.
Can the player who declined the property bid in the auction?
Yes. Every player can bid, including the one who passed.
What is the minimum bid in a Monopoly auction?
The printed rules set no minimum: bidding can start at any price.
